We founded Lincoln Worsley Properties in 2016.
We’d stayed in so many self-catering properties over the years that just didn’t feel “quite right”. We wanted all the mod cons of home alongside beautiful interiors. Simplicity alongside luxury.
The quality feel of a hotel with the ease of making yourself a cup of tea whenever you wanted. Deep baths. Powerful showers. Lovely linen. Immaculately clean. Relaxed for the children to enjoy but high-end to feel really special. A stay you’ll always remember. A place to come back to.
So, we created such a destination in the Lake District where we have lived for many years, for those who come to stay in the area we love so much.

The Heaning Estate
It’s called The Heaning Estate. Quality. Attention to detail. Constant improvement. Those are our benchmarks.
It has been a labour of love renovating a near derelict property just outside Windermere to something exceptional. We’ve been open since 2020 and our guests already come back again and again. That’s what we wanted to achieve.
We have seven properties at The Heaning - The Big House, The Small House and The Heaning Cottages, in five acres of spectacular grounds. Another four estate barn cottages are coming on board in 2024.
Meadow Brow Estate
We’re also developing a fantastic new property at Grasmere. Meadow Brow will comprise a five-bedroomed family house in manicured gardens and two cosy two-bedroomed apartments. Visit the Meadow Brow page and socials for updates as this gorgeous family home comes back to its former glory.
Highest level of design
All our properties are interior designed to the highest specifications, mixing the best of traditional Lakeland fabrics and materials with the fresh, modern look of Scandinavian design. Gez’s eldest daughter is Danish, so as a family we straddle the two cultures. We’ve used Lake District craftsmen every step of the way, who know how to work with traditional materials, reuse and recycle efficiently and bring out the former beauty of local properties.
Passion for the lakes
Founded in 2016 and named after the two places where we grew up, Lincoln Worsley Properties is the holding group for The Heaning Estate (Windermere) and Meadow Brow (Grasmere). We have lived in the Lakes for twenty years and have a passion for the area which we want to share with everyone who comes to stay.

Deborah (Done) Lyon
Director
Deb Lyon moved to the Lake District in 2008 having spent many years working in the City of London in financial PR. She graduated in English & French Literature from the University of Oxford and holds an MA in Creative Writing from the University of Lancaster.

Gez Lyon
Director
Gez Lyon worked internationally in the fashion industry before moving to the Lake District in 2002, where he retrained as a Master Brewer, winning several awards for his craft beer.
He graduated from The University of Loughborough in Civil Engineering and holds an MSc in Real Estate & Property Management from the University of Salford.
